America's Premiere Fly-In Country Club Community:
Thompson Properties, Inc. of Florida, acquired the 1,400 plus acre, World War II
Airfield from an Atlanta investment group in 1978. The property known as SPRUCE
CREEK already had governmental approvals in place for over 6,000 living units
and 3.0 million square feet of commercial endeavor, and envisioned a community
of lower density and higher values with an emphasis on higher end country club
living. After extensive studies and planning, SPRUCE CREEK was revised to an
overall development plan by reducing the total number of living units by over
fifty percent to 2,650 and cutting ninety percent of the commercial square
footage to 300,000.
Over the years SPRUCE CREEK has transformed from a
wonderfully wooded land into a unique, world class, self-sufficient
community including an 18 hole championship golf course; luxurious country club with 660 equity memberships; an airport with a 4,000
foot paved and lighted runway; taxi ways; Fixed Base Operation; roadways;
and manicured green belt areas.
To insure proper funding management, Spruce Creek Country Club is now owned
by the membership and the common areas of the community have been transferred to
the Property Owners Association. The Property Owners Association is represented
by a blue-ribbon board of governors who direct the management, funding and
maintenance of the common amenities. The distinguished Spruce Creek Country Club
Board, as well as the members take great pride in their club and are continually
upgrading the golf course and other facilities.
Of the 2,650 units approved with the Planned Unit Development, the
infrastructure implemented has produced the theme responsible for over 900
beautiful custom-built homes, villas and condominiums strategically located
along beautifully groomed fairways and easily accessible taxiways. There
have been many improvements including the construction of many single family
golf course and taxiway access custom homes, including Wedgewood, a
patio-home neighborhood of zero-lot line association residences, and Fairway
Chase and Woodside, two cluster townhouse neighborhoods. Various parcels
have been sold which have produced SPRUCE CREEK'S Glen Eagles, a taxiway
access subdivision with 87 single family homes ranging from $400,000 to $1.5
million; SPRUCE CREEK'S single family homes ranging from $150,000 to
$300,000; SPRUCE CREEK'S Turtle Pointe Village with homes in the $100,000 to
$150,000 range; $150,000 to $250,000 single family homes can be found at The
Lakes at SPRUCE CREEK; and Spruce Creek Country Club Estates range from
$250,000 to $500,000 for single family residences.
SPRUCE CREEK has in the past followed a regimented program of selective
development and the sale of various parcels to responsible developers. It is Jay

continuing prosperity for the community.
